Wow: Listings with good water resources received the most attention in 2013, despite the ongoing drought in California. Wow: Closed O'Dell Ranch, a nearly 3,300-acre cattle ranch with unspoiled views of the rolling hillsides of San Luis Obispo and Monterey Counties. Insight: "Although 2013 resulted in fewer transactions than 2012, the market continued to be steady and positive," says Pete Clark. "This year was off to a busy start with several sales and new listings, making us hopeful and confident about a successful 2014." Insight: The firm notes that market continued to strengthen throughout 2013 and promises to continue the trend through this year. Kerry Mormann & Associates (805) 682-3242 2012 Sales: > $50 Million Who: Founded in Santa Barbara County in 1976, this well-estab- lished brokerage specializes in high-end ranches, large tracts of land, and luxury estates not only in Santa Barbara County but also i n portions of Ventura and San Luis Obispo counties. Owner Kerry Mormann is well-versed in California coastal land, with almost 40 years of experience in this highly specialized market, including the record-setting Cojo-Jalama Ranch sale in 2007. Wow: The northern 2,000 acres of the renowned Rancho Dos Pueblos, which rests on a narrow coastal shelf between U.S. 101 and the Los Padres National Forest, went into escrow this spring. In 1542, the first Spanish explorers spotted this historic tract, which ranks in the Land Report Top Ten [see page 26]. Insight: "It's finally starting to get a little better in our market. Buyers are regaining confidence they lost in the Great Recession. People are looking to expand and make money. It's looking better," says Broker John Vogel. Wow: Listed Cable Creek Ranch, a 37,352-deeded-acre property owned by Mike Warn of Warn Industries. Insight: "The land market in the Northwest has been on a nice upward trend through all of 2013," Tim O'Neil says. "The sales for the first quarter of 2014 is the best quarter ever for Oregon Land and Wildlife." Oregon Opportunities (541) 772-0000 2013 Sales: < $50 Million A M E R I C A ' S BEST BROKERAGES Who: Specializes in farm a nd ranchland brokerage in Southern Oregon. Based in Medford. Wow: The firm's largest t ransaction in 2013 was an off-market brokered sale in the Fort Klamath area of Oregon, which occurred during a period of uncertainty regarding water rights. Insight: "We are seeing more interest on the part of actual farmland users," says Principal Broker Tom Harrison, CCIM. Harrison also happens to be a ranch owner himself, an attribute that gives him extra insight when dealing with buyers and sellers. "We are looking forward to further increases in volume and pricing in 2014." Smith-Kandal Real Estate (760) 344-2212 2013 Sales: < $50 Million Who: A diversified financial services company with well- established real estate and insurance arms, Smith-Kandal has deep roots in Southern California and dates back to 1936 when it was founded by S. Quay Smith. Eight decades later, the land brokerage division has specific expertise in irrigated farmland in the Desert Southwest, the Imperial Valley, and in the Colorado River basin. The company also manages some 30,000 acres of farm leases and has brokered 10,000 acres of solar leases. Wow: In 2013, Smith-Kandal double-ended both sides of a 1,040-acre irrigated farm, an $8.5 million sale. Insight: "The market slowed precipitously due to the increased capital gains taxes," Kevin Smith says.
