Owner Kerry Mormann is well-versed in California coastal land, with almost 40 years of experience in this highly specialized market, including the record-setting Cojo-Jalama Ranch sale in 2007. Wow: The northern 2,000 acres of the renowned Rancho Dos Pueblos, which rests on a narrow coastal shelf between U.S. 101 and the Los Padres National Forest, went into escrow this spring. Insight: "The land market in the Northwest has been on a nice upward trend through all of 2013," Tim O'Neil says. "The sales for the first quarter of 2014 is the best quarter ever for Oregon Land and Wildlife." Oregon Opportunities www.orop.com (541) 772-0000 2013 Sales: < $50 Million A M E R I C A ' S BEST BROKERAGES Who: Specializes in farm a nd ranchland brokerage in Southern Oregon. Based in Medford. Wow: The firm's largest t ransaction in 2013 was an off-market brokered sale in the Fort Klamath area of Oregon, which occurred during a period of uncertainty regarding water rights. Insight: "We are seeing more interest on the part of actual farmland users," says Principal Broker Tom Harrison, CCIM. Harrison also happens to be a ranch owner himself, an attribute that gives him extra insight when dealing with buyers and sellers. "We are looking forward to further increases in volume and pricing in 2014." Smith-Kandal Real Estate www.smithkandal.com (760) 344-2212 2013 Sales: < $50 Million Who: A diversified financial services company with well- established real estate and insurance arms, Smith-Kandal has deep roots in Southern California and dates back to 1936 when it was founded by S. Quay Smith. Eight decades later, the land brokerage division has specific expertise in irrigated farmland in the Desert Southwest, the Imperial Valley, and in the Colorado River basin. The company also manages some 30,000 acres of farm leases and has brokered 10,000 acres of solar leases. Wow: In 2013, Smith-Kandal double-ended both sides of a 1,040-acre irrigated farm, an $8.5 million sale. Insight: "The market slowed precipitously due to the increased capital gains taxes," Kevin Smith says.
